A value-add bridge loan can combine an acquisition or refinance with lender-approved future funding for renovation and leasing costs, subject to draws, inspections, reserves and a documented stabilization plan.
Value-add underwriting connects every dollar of planned capital to a property-level result: safer condition, marketable space, signed tenants, higher occupancy, stronger NOI or a more financeable asset.
The budget should separate base building work, tenant improvements, leasing commissions, soft costs, contingency and carry. Permit timing and insurance can materially change the schedule in South Florida.
